Appraisal / Consulting
Our Appraisal Division performs both commercial and residential
appraisals for individuals, firms, and financial or professional
service companies. Additionally, we provide consulting
services on an hourly or fee basis for research or analysis
of real estate. The Appraisal/Consulting Division of Coldwell
Banker Commercial United Realty Services is headed by
M. Robert Garfield, CRE, GAA, GRI. The division handles
the appraisal of, in-depth analysis of, and research/evaluation
of all types of commercial, industrial, investment properties,
including land for commercial or residential development.
The division also provides real estate advisory services
and contract negotiations for sellers, purchasers, or
tenants. This work is done for a fee or at an hourly rate.
An owner, buyer or tenant can pay for research, analysis
or evaluation of property without the expectation of
listing for sale or the buying/leasing of a property.
Additionally, the division provides "expert witness"
testimony, in court, for clients or their legal counsel
or tax advisor. The appraisal department is staffed
by full-time general appraisers, certified to do commercial,
industrial, retail, investment, and residential appraisal
assignments, along with "Highest and Best Use"
Studies.
Fee-based consulting for commercial/investment and
development properties is also performed for office,
industrial retail and apartment investments by various
other company specialists.
